A Property Condition Assessment (PCA) is intended to help educate the Client in the evaluation of the overall condition of the commercial property. It is based on the visible and apparent condition of the building and its components. This assessment meets the requirements of rating agencies such as Standard and Poor’s, as well as to the scope of work defined by the industry standard for baseline Property Condition Assessments, ASTM E2018-15.

According to the EPA’s publication, “A Citizen’s Guide to Radon”, Radon is a radioactive gas. It comes from the natural decay of uranium that is found in nearly all soils. It typically moves up through the ground to the air above and into your office through cracks and other holes in the foundation. Your office traps radon inside, where it can build up. Any office may have a radon problem. This means new and older offices and/or well-sealed and drafty offices.
Mold is naturally occurring. Mold needs moisture, organic material, and the right temperature range to reproduce and grow. Additionally, relative humidity of approximately 50% or higher, stagnant air or airtight structures, damp areas or products, unclean areas where fungal growth as infested and low nitrogen concentrations in the air can influence the growth of mold. As the individual in charge of an office, it is very important to be proactive in protecting the health of those working in the office space.
