Annual Home Maintenance Inspection

Service Overview

An Annual Home Maintenance Inspection is a proactive approach to understanding the condition of the home. It is based on the visible and apparent condition of the home and its components. The inspection covers the major systems to include, heating and cooling, as well as structural elements, exterior components, and drainage around the perimeter of the house. Decks, if present, are also inspected.

 

Home inspections are designed to disclose deficiencies in the property that could materially affect its safety, livability or function, it will also provide home maintenance recommendations. The inspection is not meant to disclose cosmetic defects.
The home’s exterior systems and components play a critical role in the longevity and serviceability of the home. From the foundation to the highest apex of the roof, the home’s building envelope encompasses all aspects of the structure.

 

Since the exterior of the home is exposed to daily weather conditions, moisture becomes the primary contributor to material deterioration, fungal growth, and pest intrusion. By inspecting the home’s exterior along with the interior systems and components, you will understand the home’s condition, the ability to prioritize the maintenance/repair items, and even minimize Homeowner Association (HOA) violations.

When to Schedule the Home Inspection

This inspection is coordinated on an annual basis or no later than 18-24 months since your last home inspection.

Who should attend a Home Inspection

It is recommended that you attend the inspection. This will provide an opportunity to discuss any questions or concerns you may have regarding the home’s condition including maintenance recommendations. While our inspection reports include concise explanations and images, seeing defects in person adds more clarity.

What to expect

Within 24-48 hours of the inspection being completed, you will be furnished with a report describing what was inspected and the condition of those components.
